Market overview
Poland's mortgage market is led by PKO BP, Bank Pekao, mBank, Santander Bank Polska, and ING Bank Śląski. Most new mortgages are variable WIBOR/WIRON-linked, although the Komisja Nadzoru Finansowego is pushing for more 5-year fixed-rate originations. Tax & regulatory notes
Poland has no mortgage interest tax deduction for new loans (the program was closed in 2007 and grandfathered loans phased out by 2027). PCC (tax on civil law transactions) of 2% applies to resale homes; new-build purchases from a developer pay 8% or 23% VAT (depending on property type). Property tax (podatek od nieruchomości) is modest — typically PLN 800-1,500/year per apartment.
